Contract
A booking is confirmed when you receive written confirmation from us of your stay and a booking reference. When you receive a letter of confirmation signed by us, this signifies that both parties have entered into a binding contract which is subject to all the Back Tor Farm terms and conditions. Please ensure the details on your booking confirmation are correct, and advise us immediately if there are any errors.
Payment
To secure your booking we require a deposit of 20% or £100 (whichever is the greatest sum) with the balance payable no less than six weeks prior to arrival. Failure to complete the balance payment within this time will be treated as a guest cancellation. If booking within six weeks of arrival, the whole cost is payable on booking. All payments are to be made by BACS bank transfer.
Booking Amendments
In the event that you wish to alter the rental period for your booking after it has been confirmed and accepted, we will endeavour, but are under no obligation, to consider your request. Booking amendments will only be accepted if the property is available for the new rental period requested and you are willing to pay an admin fee of £20, along with any seasonal increase in rental cost (if the dates requested are cheaper than the original dates, we will refund the difference).
Booking Amendments in the event of the COVID-19 lockdown being reinstated
In the event that government restrictions make honouring your booking impossible, you can amend your holiday dates once and we will not charge you for doing so. For any further amendments or cancellations, normal charges will apply. Alternatively we could also refund you in full.
Cancellation
In the event of cancellation, deposits are non-refundable. If a cancellation is made within three weeks of the start of your holiday, the full balance will be payable unless we are able to re-let the cottage. If we do succeed in re-letting the cottage, you are no longer liable for the balance. If you have already paid the balance, we will refund it to you less a £20 administration fee. We strongly recommend that you take out a cancellation insurance policy against this eventuality.
Non-Availability of Accommodation
We would only cancel your holiday if, for reasons beyond our control, your accommodation became unavailable. In this situation, we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.
Arrival/Departure
The cottage will be available from 16.00pm on the day of arrival. Please vacate the cottage by 11.00am on the day of departure to allow us time to make it ready for the next guests. We request that guests follow the guidelines provided on our website and in the guest information in the property for dealing with rubbish and laundry prior to departure.
Use of the Property
The number of guests occupying The Cowshed must not exceed four. The number of guests occupying The Nook must not exceed two. This does not include infants in a travel cot. Occasional visitors are welcome during your stay by prior arrangement with the owners but we ask that there are no extra people staying overnight. Guests must use the cottage for personal and domestic purposes only and not for commercial purposes. There must be NO parties or events. We reserve the right to refuse entry to the property if these conditions are not observed.
Care of the Property
All guests agree to take all reasonable and proper care of the property and the furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period, as at the beginning. The owners can require payment from guests to cover the replacement of broken items or the repair of damage, in or to the property, along with any additional costs which may result; for example, extra cleaning costs.
Accidental Damage
Please report accidental damage or breakage if and when it happens. Repairs and replacement items can then be arranged in advance of the arrival of other guests. We may make a charge if accidental damage or breakage is not reported to us when it occurs.
Fire Safety Regulations
To comply with fire safety regulations, no naked flamed candles are to be used in the cottage.
Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless it is proven to have been caused by a negligent act by ourselves, our employees or contractors whilst acting in the course of employment.
Complaints Procedure
We are confident that you will have a very enjoyable holiday. However, in the unlikely event that there may be some aspect of your accommodation that is not to your satisfaction, it is ESSENTIAL that you discuss it with us during your stay, so that we may resolve the issue for you promptly. We always welcome feedback after your visit; however we accept no ownership of issues about which we were not informed during your stay and which we were given no opportunity to rectify.
Right of Entry
We reserve the right of reasonable access to the cottage at all times, but, where possible, we would advise you in advance if access were required.
Pets
Pets are welcomed at Back Tor Farm by prior arrangement with the owners. One large dog or two small dogs can be accommodated in either cottage. Your dogs must not be left unattended at any time in the cottage. Dogs are not allowed on the beds or the furniture. When outside on the property, dogs must be kept on a lead.

Detailed directions to the cottage & check-in details will be provided approximately two weeks prior to your arrival date.
